Multi-portfolio management is the ability to organize a PM firm's properties into distinct business units within a single platform, each with its own settings, reporting, and user access. Portfolios might be organized by market, by owner group, by asset class, or by the responsible management team. Each portfolio can have its own management fee structure, late-fee rules, and approval thresholds, while company-wide reports roll up across all portfolios.

When a firm starts, all properties might share the same management fee, late-fee schedule, and team. As the firm grows to serve different owner groups, markets, or asset classes, those one-size-fits-all rules no longer fit. Institutional owners at 8% and retail owners at 10% cannot both be served by a single company-default rate. Different jurisdictions require different late-fee structures. Different teams need access scoped to their properties without seeing other clients' financials.
